Property Price Register - price difference

    Hi there, maybe someone can offer an explanation

    Live in a relatively new development, approx 2 years

    20 houses in the development. Having a nose through the Property Price Register, and 19 of 20 houses are all correctly listed price-wise.
    One house, is out by approx 40k. (Less)

    Anyone know why this would be? These were new builds. How could one purchaser pay around 40k cheaper than the rest of the houses on the road? Would this be an affordable housing scheme? Or can people do a “deal” with a developer based on a cash amount etc? Just seems a weird one. Anyone got insight?

    Could be some feature that is unappeailing compared to the other houses like sewer mains access points being within their garden causing mild obstruction, €40k would seem a lot to compensate for that though.

    Could it be that the price is erroneously listed ex-VAT for that one? (If so, the actual price paid would be 13.5% higher)

    Hi! Actually no, both the ex vat and the full (price + 13.5%) are on there. I won’t screenshot here for obvious reasons but 19 of the 20 houses are all listed correctly, prices are all +/- €10k of each other.... where as this one is listed around 40 grand less, very strange.

    Hmmm. Not that I’m aware of. Would that be ‘a thing’?
    Weird as I’ve spoken to the people who live there in detail about the house costs etc. And never was it mentioned that they paid 40k less than the rest of the road!
