Planning Permission - Time Extension

Currently have planning permission for a dormer bungalow on a site where the planning will expire in Mar 2022. I now wish to change the design of the house from a dormer to a two story and to reduce overall size of the house but still building in the same location and using the same services (i.e. water well and waste water treatment).

I wouldn't be in a position to commence building until early 2022 so it is it best to first request an extension on the original planning permission granted and then to approach the council to change the overall design?

    Any advice is appreciated.

I think you can only request an extension in the final year. Maybe confirm this.
A new application won’t prejudice the original application so no harm going either way.

    Thanks for the feedback.

As I'm changing the design of the house it would require a new application or is it possible to make a design change under the original PP granted? Original planning was granted by Kildare CoCo.

youre much better off getting permission for the change of design now, and then extending the "parent" permission within the 12 months before expiry

there is a possibility that the extended permission may not be allowed to be altered during the extended period.
