Buying old house

    I've viewed an old 2 bed bungalow three times and ready to bid on it for 50k which the ea says should seal the deal. It's an old 60s small bungalow that has double glassed windows and the walls have been pumped in the last 10 years. It'll need a new oil heating system and some ground works.

    Septic tank been registered and in working order.

    What I want to know is, if I start knocking walls, new bathroom and kitchen, new plaster all over. I'm going to install new fiberglass insulation in the attic. New front and back door. Would this be OK or will I have to bring this building upto new building regs or am I OK with the work as mentioned above?

    the new oil system will have to comply with current regs.

    and its only if you are doing works which affect over 25% of the surface envelope of the building where compliance with current elemental u values apply

    If your doing that you'll have to rewire it.
    A basic installation in a bungalow is very easy so now is the time to do it.

    And when you're getting that done, it may be a good time to get whatever ethernet cables etc put in too.

    What does of the surface envelope mean.

    It will be a new condensing burner with all the appropriate rads, cylinder, pipes etc..

    Is this needed. What would a basic rewire cost?
    2k, 5k or 10k?

    Imagine the house as a 3D shape.... Walls, floors and roof.

    If you do work to over 25% of this total surface area you must commit with NZEB regs

    You may proceed with works, never go looking for trouble where none exists !
    Consider getting a BER test done.
    Even with walls pumped - as cavity walls in 1960's was less than 3'' it may be a good idea to dry line the walls - this will give you extra insulation, seeing that you plan a total re plaster internally it will cost very little extra.
    Fit a minimum or 300mm insulation in attic
    As you plan to fit new external doors consider building a storm porch and/or sun room with patio door.
