Doing planning permission myself??

    Hi guys,
    We have a normal semi-d, with a single storey garage conversion to the side. We're thinking of knocking this garage conversion down, to rebuild it wider into the laneway, and also bring it an extra 1.5m out into the front driveway beyond the frontline of the rest of the house. It'll then tie in with a new porch to the front door.
    My question is, how possible would it be to get it through planning myself? Its a straightforward rectanglur box basically. I've identified drawing software online which would allow me do up pretty detailed drawings of what we'd be looking to do. An architect has quoted me €3500 just to get it through planning alone - that doesn't even include detailed technical drawings for sending a job to tender. From what I'm aware, the planning process is just looking at what the proposed finished build would look like externally, you're not required to have a fully certified engineering drawing or anything. Obviouslly an architect would be well versed at putting things through planning, and would guarantee us approval for what is a straightforward project - but €3500 is alot of bucks. How likely do ye reckon it is for a pretty competent person to do this by themselves?

    Where are you based?
    You could get a price from another profession.

    But to answer your question, any Joe Soap can lodge a planning application. You just have to get the technical details correct such as scaled drawings show the existing and proposed works. Elevations, sections and site layout.

    Wording, newspaper and site notices etc

    Is there any precedent for coming out front in the estate?
    is the laneway shared?

    No one can give you any such guarantee.

    To answer your question, yes you can do it yourself if you are familiar with all the requirements.
