One off build - pick your house out from a brochure

    I'm looking at building a house and have the site picked out (planning permission dependant).

    What builders can you go to that will give you a brochure of various house types they will build and an approximate cost? Murphy's New Homes do this, but obviously I would like to shop around.

    I want a builder that will do everything that needs to be done from applying for planning permission until the house is completed.

    I'm involved in a build at the moment through a documentative work project for a party getting houses built. (I'm not in the trade, but I'm involved in documenting the project).

    Seeing the pitfalls the only way I can see to have the best outcome is employing a reputable architect and a properly qualified quantity surveyor.

    Then you can put the project/build out to tender and choose your builder properly armed with the relevant costings and contingency plans after realistic consultations that match your budget and personal targets.

    Looking at the bigger picture as an outsider it seems as the project develops the initial outlay on pre-build reaps dividends compared to home calculations and "from a book" architecture. I'd seriously recommend a QS, nobody can replicate what they can do without the relevant qualification with todays regulations. I'm seeing the results of acquiring said professionals and not acquiring above professionals.
