What costs can be covered by mortgage when building

    I have a site in mind. The site is exactly what I have for deposit and the balance of the costs I will have to mortgage.

    From posts on here I can only guess there are numerous hidden costs.

    I have found plans that are 99% my dream home. There are an online company that can do them for cira 500 euro. Would this be recommended or do I pay a couple of grand to a local architect?

    Do I need a QS and architect or is it either or?

    The hope is to just get 1 company to do the build from start to finish.

    Thre is mains water, needs connecting, but septic tank is required.

    Question is do I use entire savings to buy site subject to planning, or do I need to sit tight and save more.

    I can't get a clear answer as to if mortgage plus deposit covers all costs involved, including connections, architect etc

    Mortgage won’t be entertained until planning is in place.
    Get that sorted first.

    With regards to online plans.
    Will they also lodge the planning?
    Will they be adjust for local terrain?
    Local building regulations?
    Local planning requirements?
    Who administers the planning for you?
    Newspaper, maps, technical requirements?
