    Hi all,

    Just wondering if I were looking at purchasing a property (first-time buyer) if rent-a-room relief could help increase the amount I can borrow from a bank? The 3.5 times income is very restrictive.

    Love to hear your thoughts.

    In short, no. Rental income is not guaranteed and is not included in calculations for what you can borrow for a PPR.
