Land transfer after building start

    Hi all

    my parent is gifting me land to build. i have already gotten planning permission. the way things are working out i may be ready to start building before land is technically transferred as that can take some time. is there any potential issues with that? planning, legal, etc. as i'd like to start building as soon as possible.

    Its fine. Most people get the planning permission sorted anyhow before transferring the site. The site doesnt have to be registered with the PRAI before you start work but the paperwork with the solicitors (deed of conveyance) would have to be completed. If you needed any proof or ownership to draw down mortgage payments for example then your solicitor will be in a position to provide a letter of undertaking.
