Assigned certification add to building costs?

    Hi All,


    Starting to look at the tendering process for a one off house, we will be getting a builder to build the house, ie. Not self build, does the involvement of assigned certifier add much to the building costs, I'm not talking about the assigned certifier fees but the actual construction costs, I.e. builder would quote x for assigned certification or y if opting out?

    Anyone any experience of this, either in the trade or getting quotes?

    i have yet to see any reference to "assigned certification costs" in any builders quotes.

    Theres a limited number of construction materials that builders use, so providing data sheets should be easy enough and already on file if they are a competent builder.

    Yeah I assume they dont list them separately, but I'm wondering do they add on x% to deal with the certification, looking at the commencement notices on localgov.ie most people seem to be opting out I assume that's down to cost.

    Cost alright, but not builders cost.

    Most opt out due to the cost of the assigned certifier service itself. Add onto that that most would be mortgage financed so there is an element of certification required by the financial institution already
