    I'm buying a house at the moment and the seller had done some work to the house about 5 years ago. She needed to provide a cert of compliance so we could lodge the relevant doc with the mortgage company.

    Her engineer has come back with the following qualification on his exam which I understand will put a halt to the mortgage
    "The roof structure is not designed or constructed in accordance with the standard design for storey and a half houses, which requires, inter alia, the placement of a steel universal beam at the mid point of the rafters, adequately supported, usually at no more than 5 meter spans. Due to the displacement between the wallplate and the ceiling joist, no triangulation of timber members is available in the roof structure. While the roof would appear to be behaving in a satisfactory structural manner, as I did not design the roof structure, I cannot verify its structural adequacy. "

    So my question is how big of a fix is this??

    Without a professional assessment of what is required you will have no idea of the extent of works that may be needed.
    Engage your own engineer to assess it.
