Building regs inspection renovation and extension

    Hi would really appreciate some advice please.

    We own an old cottage in Sligo which we'd like to restore and extend. We had planning for this over a decade ago but didn't progress it.
    The building is largely intact. Walls roof etc.
    The extension would be single storey and not more than 40m2.
    We have no concerns about building the extension.

    My understanding is that I don't need planning.permission.
    Do I need building regs inspections at any stage in the process?
    Do you need to notify the council of commencement of work?
    Would the old house have to meet B2?

    Despite us owning the property for generations I've only worked in the UK and am unfamiliar with how things work in Ireland. Any advice would be a big help.

    impossible to answer any of those questions with seeing what the proposed works are

    as long as you comply with ALL the conditions to be exempt, not just the floor area one

    2. Do I need building regs inspections at any stage in the process?
    How will you know / ensure you are complying with the building regulations? legally its your, as the owner, responsibility to ensure compliance with building regulations.

    3. Do you need to notify the council of commencement of work?
    yes. as the works have to comply with the building regulations, then you need to submit a commencement notice.

    4. Would the old house have to meet B2?
    impossible to say without knowing what you are planning on doing.
    you have to comply with TGD Part L 2019, so have a good read and see if what you are planning on doing falls into the "major renovation" category .. and if it does, can you comply by arguing "cost optimal" compliance



    It sounds like you probably need to engage a professional to advise you
