Area of house that is counted in planning contributions

    Hi,
    Just a quick check, the area of the house counted for planning contributions is the internal area (inside the plaster boarded area? - or maybe the middle of the walls)...I have 300mm thick walls.

    IS there any cheeky ones, like the opening for the stairs in the first floor is included too?

    You can exclude the stair void at first floor level i.e. don't count the stairs twice.

    Perhaps different councils have different interpretations, but I have yet to see a council won't don't count everything within the external walls, apart from areas used for car parking

    I haven’t seen it allowed by Dublin City.

    Another question just to make it absolutely clear.....you said everything inside the house, so the area that the internal walls cover is also included? We're talking Fingal county council just for clarification.

    its not sneaky at all. its whats subject to planning fees, therefore subject to development contributions.

    though you do actually have to check what your local development contribution scheme is... which, just for your knowledge, would have been voted in by your board of councillors.

    for example

    for example in laois its a basic charge up to 200 sq m, and then it rises in grades of 50 sq m to a max of 300 sq m over the initial 200 sq m

    in cavan co co its a basic per sq m fee with a minimum rate.
