    So here is the latest one. I have the right answer but am unsure why. Possible a silly error or a final step missing. Anybody know what is missing here.

    You made an error in your 2nd line. An extra 't' appears on the LHS.

    Thanks, but that is a typo. I think the issue is in the last line or two.

    In the last line multiply both sides by 12 (cancel out the /12)
