Contractor Advice

I have a contractor doing some work for me at my home, all external. While the work is progressing - the quality of some aspects seems to be questionable while others is very good.

But my main issue is the budget. Due to the nature of the work and the unknowns involved, a fixed price was not agreed up front but a budget was set. About a month ago the budget needed to be adjusted significantly and I made it clear there was to be no more overruns. However - surprise surprise it needs to be adjusted again. But this time it is for a portion of the work that is a known entity. I have discussed this with him at length but it feels like he isn’t even listening. For example - I spend 15 minutes harping on about how there is no more money for overruns and then he suggests adding something new in.

It’s coming to a head this week and I have two courses of action. 1 is to run him now or 2 is to lock him in to just finish off the current section of work. Either way, I will need to battle it out over some of the costs he thinks are owed.

I’m really looking for any advice on how to handle this, how others have handled a similar situation and is this practice common? I’ve encountered it a few times, but not to this extent in terms of budget.

I know I shouldn’t have let it get this far, but my options for getting this work done were very limited.
