Splitting off Land for sale

    Is there much involved in sellling off a piece of land, ~3 acres ,which is separated from my main parcel by a road. ( but on same folio). I figure it involves getting an engineers report etc but wondering if the cost ( solicitors/stamp duty) is worth the hassle. Would be suitable for hobby/pony type thing or maybe a neighbouring farmer.

    Thinking if it got 20k i would incur expenses, hassle, new owner and would devalue my existing place as it’s one field less .

    A man is rich in proportion to the number of things which he can afford to let alone.
