Commencement notice

    Does anyone know if we have to issue a commencement notice to knock the gap?

    I want to open the gap, lay down some gravel etc and put up a gate but we haven’t decided on the builder etc yet. All I can find Is it must be issued where a fire safety notice is required but not much else.

    Can you elaborate on the works you are doing.
    Knock a gap?
    Lay gravel?
    FSC?

    Maybe start with the wording of the granted planning.

    We’re building a house and we’ve been granted full planning.

    I want to open the gap in the hedge myself, put up a gate and put down some gravel so I can drive in and park. What I’m asking is do I have to issue a commencement notice to do this? Or is that only in relation to the actual building of the house.

    Normally speaking you don’t need a commencement notice for the creation or alteration to a vehicular entrance. But, you have planning for the house and vehicular entrance I presume.

    When you link the planning on the BCMS portal, it will trigger the commencement of the planning so levies and contributions will become due. They have a direct link to the system.

    You could phase it. Phase 1 being the boundary works and site clearance and phase 2 being the building works, but then you’ll need an additional commencement notice.

    What is the purpose of opening the hedge now and laying gravel? Why can’t that be done when the build starts?

    Because the only other entrance is 500 yards up the road and I’ve a few bits I want and can do myself in the meantime. I’ve fencing etc I need to finish.

    It doesn’t HAVE to be done but it would make life a lot easier.

    I very much doubt you’ll have any issues from building control in that case then.

    Thanks. It’s hard to find the information online. It just seems to be in relation to the building itself as opposed to the planning/entrance. I’ve searched a few council websites and they’re all the same.

    I need to get an ESB pole moved anyway but there’s more than enough to knock a bit of it and stay well clear of the pole

    Just for future reference for anyone who may look this up apparently it’s termed enabling works and a commencement notice isn’t required.
