Roomate leaving apartment during COVID-19

    Hi,

    I am currently in a 3 bedroom apartment share.

    One of the roommates has said he is leaving giving us a few weeks to find replacement.

    if we move someone in we can't vouch for off Daft etc. we would be responsible for them paying up rent/behaving or it would come back to the 2 original house mates again from the property co.

    any advice welcome - keen to avoid paying double rent.

    All three of you are liable for the rent for the duration of the term of the lease.

    There are plenty of people still renting so you should still find someone providing the rent is reasonable. The landlord can refuse them but you can then end the lease is you like.

    Talk to your landlord about the situation and come to an agreement

    thanks - the roommate is going start of December and now we are entering Level 5 so i am thinking it will be tough to find someone now. It will be difficult to interview anyone from DAFT and essentially be locked in with a stanger 24/7.

    As you mention the other lad is still liable but obviously he will just say end the lease so since he wants to go - its a rolling lease we pay admin fee to add whoever replaces him to and they new person just pays whoever leaves the deposit back - we don't go to property co. for desposit each time. So it'll be on the 2 of us really unless we want to say ok we will also leave.

    do you think there is any chance the property co. allow the 2 remaining lads to just pay our share of rent until the serious restrictions are eased again? or will they insist on the full amount between the 2 of us instead of 3.
