Extension overlooking garden

    We are on a corner site and our new neighbour who is perpendicular to us at the back has lodged planning for a two storey extension. They are on an elevated site above us and since clearing trees etc they are totally overlooking our garden. It's very awkward as is but with new extension it will mean that we have zero privacy in our back garden.

    The new extension includes a large first floor window facing our boundary and overlooking our garden completely. The extension is less than 10 metres but more than 2 from boundary wall - have we any rights under planning laws in this regard?

    If they've put in for planning and you don't want them overlooking your garden, object.

    Thanks for the reply. I don't want to create an issue with the neighbour unnecessarily, but if there was a clear planning rule that he was contravening I would bring it to him and explain my case before making an objection.

    Windows close to the boundary from habitable rooms create overlooking issues and are a genuine concern.

    I’ve had extensions like this where the windows were conditioned out.

    We've the same kind of corner site. House perpendicular to us already had a window overlooking us but it was a landing window at a turn in the stairs so you couldn't look out of it. Last year they built over a side extension but came to us with plans assuring us that their new bedroom windows would be at the front and back and not at the side. So now there are no windows at all.
    Could you ask about putting the windows at the ends, just explain politely.

    Another option is windows but not see through as such, many different types out there also ones where they're up higher in the wall and would need to stand on a chair to be looking out and so on....

    Could be worth checking out and seeing if they'd play ball.
