Separate Primary residences

    Can a married couple each have a seperate primary residence.

    Say if the the family live with wife down the country and the husband lived in the Dublin residence. How does that work in regards to joint ownership

    If you mean for the tax exemption on principal private residence... No, exemption only applies to one residence.

    Apart from that, it depends on what you mean by primary residence and what you're trying to achieve.

    nothing, it's just we now effectively live opposite sides of the country and have two seperate residences ...which legally we both own

    Honest question as I'm sure it does somewhere; but where does it say a married couple can't have separate PPRs? The purpose in my hypothetical is RAR relief.

    It’ll only become an issue if you sell them both at the same time I think?

    I think its one of those "because we said so" situations with revenue for cgt. Not sure of their view for rent a room but id assume it's the same criteria as the cgt exemption. Maybe one to check out. If there's nothing in the law and no guideline issued, it's probably something you'd have to agree with revenue as they operate on full disclosure rather than ask forgiveness not permission.

    Sorry I'm not a tax expert!

    I just can't see a situation where revenue or welfare have allowed married couples to benefit from two lots of tax relief as first time buyers, unemployment benefit (due to means test), related parties for income tax, ppr for cgt,... Not sure about rent a room.

    Married couples have a big tax advantage for transferring property and inheritance after all so can't have it every way.

    You mean, both houses are in joint names? The registered owner of house A is "Spouse 1 + spouse 2 jointly", and the same is true for house B?

    If that's the case, nothing has changed. You both still jointly own both houses. I am not sure what your concern is. Is it a tax issue? Or are you wondering what would happen if the marriage broke down?

    One is a joint mortgage and the other is just one
