Wooden floor sanding experiences?

    Looking for some feedback on floor sanding.

    We have all of the downstairs of the house in solid oak parquet. Its stained a wenge colour.

    After 3.5 years, two small kids and a lot of sun getting on it, it isnt as pristine as id like.

    Ill leave it a while yet, but the wenge has lightened a lot where the sun comes in at the back of the house, and also the dark colour shows up a every mark so we may tone it down a little when getting it restained.

    What i wanted to ask is how disruptive is getting it sanded, do you need to clear out for a few days? and can anyone recommend via pm someone they used before that was neat and tidy ? Is there a risk of any damage to painted areas when getting this done? skirting, kick boards etc?
