Letting outbuilding of protected house

    Hi

    Can anyone please help with the following?

    Can you obtain planning permission to use an outbuilding of a protected building for material change of use? The owner wants to rent the outbuilding but no structural changes will be made. The building will be used for a craft business. What’s the likelihood of planning being refused? The premises is on an estate and no neighbours in the immediate vicinity. The building will not have any visitors calling, no environmental issues and the craft business is quite minimal.

    Everything is possible.
    I’d recommend a pre planning meeting. Any decent planner would rather see the old buildings being used rather than sitting there empty and rotting away.

    I’d have a look at the historical and notable buildings registar - it might have past history of what it was used for in the past - you might find you are returning it to the use it was originally deaigned for or mire in keeping in what it was intended historically to be used as. Might be of use. Library or local history publications in local library could be of use.

    You could find that the criteria for renting in terms if health & safety ( fire exits, toilet etc) could be the biggest hinderance. :(
