When does a property become liable for LPT

    Background.
    3 storey commercial premises had the upper two floors modernised and kitted out to be used as a self contained flat in 2018 or so, not any earlier.

    The work was all internal.

    Separate ESB meter fitted in 2018 or so.

    The upstairs was never let, the downstairs always had a hair salon, with rates up to date.

    Property is now being sold and the purchaser's solicitor is looking for certificate of discharge/exemption for the LPT and all the earlier stuff: Household charge,NDPR etc.

    Secondly, they want 2 BERs, we had provided one as it had never been let.

    If your property was not a relevant residential property on 1 May 2013, you do not need to contact Revenue. No further action is required until the next valuation date, 1 November 2020.

    So my read it's that its not liable until November.
