Land per acre price...with and without SFP

    Is there a noticeable discount on the sale price of an acre of land with and without some SFP coming with it? Say 10k.per acre with SFP and the field next door sells for 8k because it has no SFM. All else.being equal!

    Does it make a big difference in attracting buyers?

    Land will make whatever someone is willing to pay. If more than one person interested that's what may generally push it up, outside of location near towns etc. SFP would generally not make a massive difference to selling price. Land quality and location would be the main factors

    I was trying to see if there was a pattern in reported land sale prices per acre. But impossible to tell.

    In my opinion its crazy that a solid annuity income doesnt put some land at a distinct price premium per acre over non SFP sales

    There you go. Nothing stranger than folk. And nothing more emitional than land sales in ireland

    Surely its a matter of buying or renting entitlements in order to get payment on land so land coming without entitlements would be cheaper in general.

    depends on the buyers circumstances too.alot of lads would like to buy ground without entitlements and take their entitlements off leased ground
