First floor extension planning

    Planning a 25 sq m ground floor extension with 12 sq m overhead first floor extension to a 3 bed semi. It’s within the size exemptions but the first floor extension is to be the full width of the house and therefore doesn’t meet the 2 m from boundary requirement - it will adjoin neighbouring house and be 1 meter from the next block of houses. No problem going for planning and neighbours have given their ok. Rear of house is directly south facing so shadowing impact would be minimal. Any ideas on how likely it is that planning would be forthcoming?

    I find the best way to get first floor extensions across the line is to demonstrate in the application that the first floor element passes the BRE daylight test.
    Your planning agent should do this.
