House purchase....commercial or residential

    We’re in the middle of buying a house that was a former B & B. Before final approval from the bank they’ve come back and asked us if the property is registered as comerical or a domestic dwelling. The owner is in another country and hard to contact. How would I go about finding out myself?

    Your solicitor would surely have that information as that would seem a quite important factor...

    It’s a private sale and we haven’t got a solicitor involved just yet. It’s probably the next step after approval

    Private sale is irrelevant.
    Solicitor should be involved by now.

    The current owner should be able to provide some form of certification also.
    B&B is planning exempt up to 4 rooms (from memory) so it may still be a private residence depending on size.
