    Hi

    Does anyone know what the next step after serving a 28 day termination period for rent arrears on a tenant in a house share who has been there for 1 year? They have 3 months rent arrears to date?

    What if they do not leave after the 28 day termination period?

    Presumably it's RTB time. You may want to get a solicitor involved; any misstep and they can have you repeating parts of the process.

    At the moment though with the eviction ban in place they can pretty much stay for free.

    Is this a dispute between landlord and tenant? Or is it between joint tenants?
