Rough Cost of Upgrading a BER rating in a semi D or terraced from E to C/B?

    I looked into this at one stage for a terrace 3 bedroom 90 sq meter and most specialist builders indicated a budget of north of 100K is would be needed.

    Over 100k is a big sum and would never pay for its self in energy bill savings. It might be possible to make big gains cheaper.
    i) doing a very careful, thorough attic insulation yourself
    ii) DIY reduce the draughtiness
    iii) Once you enhance the airtightness, get a blower test, and put a lot of effort to install a high spec mechanical heat recovery with very high efficiency
    iv) solar panels
    v) new heating system, condensing gas or a heat pump.

    All of the above measures could be done for a lot less if you are handy. I am not sure how much improvement you'd get on the BER but I think it could improve it a lot. If you send me the xml of your original BER I could check further

    - External Insulation
    - Attic Insulation
    - New Gas boiler
    - Low energy builds
    Cost: €19k net of grants

    Detached 1200 sq: G to B2
    - External Insulation
    - Attic Insulation
    - New Gas boiler
    - Low energy builds
    Cost: €28k net of grants

    I managed to go from F to C3 without external insulation, mid terrace.

    Got the windows done first when that was still cheap so not a useful price comparison. Was 3500 I think. Would be significantly more now. This did not include the front door which was already double glazed.

    Boiler and other water system modernisation about 7k (then take away about 1900 in grants/credits available at the time)

    Sealed the suspended wood floors - time intensive rather than costly. Paying someone would have been a high few hundreds back then, as its packing all the gaps and refinishing.

    Attic insulation I did myself for about 300

    LED lighting throughout cost a few hundred but would be cheaper now

    Since the assessment I have replaced the front door with a triple glazed unit with no letterbox, and the dryer with a heat pump unit, so have blocked up the old vent and this has made a significant impact in terms of the air tightness. Door was 3k, dryer 800 and about 50 quid of bits to patch the hole. There is no financial incentive to pay for the test again to see if I've gained a notch
