    I live in an managed estate, we have a board of directors that run the development on behalf of the owners / residents.
    The managing agents that run our estate on a day to day basis are useless.
    We recently discovered the head of the managing agents turned up at a directors house one evening and demanded he sign a new multi year contract for the managing agent.
    The board have not notified the members / residents of this extension (we all would have said no).
    If there anything the owners in the development can do?
    Surely this behaviour is unethical.

    We recently discovered the head of the managing agents turned up at a directors house one evening and demanded he sign a new multi year contract for the managing agent.

    I doubt that contract is worth the paper its written on .

    you can call an EGM but there are problems
    1) The law is on your side but it is difficult getting someone to enforce the law
    2) You are entitled access to the register of owners so you can contact said owners to campaign for an EGM, but said register only contains a postal address which might be out of date, or might have the wrong address or correct address but a person who does not care.....really you need phone numbers or e mail address to be able to campaign, and if the present directors are as corrupt as you say they will make sure you cannot contact the majority of owners
    3) there is the become a director yourself solution, and in theory this is easy because there is a strick rotation of directors policy, but it is not very strick so a dbent director can resign and ask for re-election before you get the chance to replace him

    Thanks for the reply. I know most of the residents and can door drop letters to most of owners if necessary.

    Do you know if owners / members omc have a right to see the contract between the omc and the managing agents?
    Do owners / members have the right to see the minutes of directors meetings?

    There was nothing wrong with the agent asking the OMC to sign a current PSRA agreement. It’s required the the PSRA. Depending on what was agreed it can run for a year or 3 years or longer. However notice can be quiet short possibly 2 weeks. There is very little in the PSRA that you could not find out from the annual accounts. It would normally state the managing agents fee. They may also receive a fee if they look after the company secretarial.

    Approach your board and outline what you are not happy with. Maybe they can seek improvements from the current agent or look at other agents and compare costs and services and propose at AGM but you need to know you have support before you propose the change.
