What completion certificates should be provided with a new house?

    I have recently purchased and moved into a new build house, holding back a final payment subject to completion of some outstanding work.

    I’ve received the cert of compliance with planning and building regs and an ancillary cert for the design of the heating system. I have asked the builder to provide any other documentation, such as certificates of completion and warranties prior to releasing the final payment, but the builder hasn’t produced anything.

    I asked about a completion cert for the electrics, but the builder says this was sent to the ESB and their connection of the supply is proof enough that the house is compliant. He claims that my request for such paperwork is unusual.

    I would also have expected other documentation, such as:
    • a cert for the heating and plumbing installation (not just the design),
    • the unvented hot water tank,
    • some paperwork for the septic tank,
    • warranty info e.g. for the heat pump and windows.

    The plumber and electrician who worked on the house is still doing work for the builder. If the builder has simply lost the certs, is there any reason the tradesman couldn’t simply supply him with a further copy?

    Is there anywhere that defines what documentation is legally required to be provided with a new house, or what I would need to provide when I eventually come to sell?

    plumbers dont give certs

    ill write a much bigger response later, but until then just know that consumer protection for the purchase of housing in ireland is pitiful.

    The cert of compliance with planning and building regs will be all that you have to produce if you sold the house tomorrow. And the BER Cert.

    Thanks for the responses.

    I thought the unvented hot tanks had additional safety regulations that would result in paperwork even if the rest of the plumbing didn't.

    I'm more used to the UK set up, so wasn't expecting the Architect's cert to cover everything.
