Planning - Extension to old cottage

    Hi,

    I've trawled through the posts here looking for the information I need but have not found all the answers I'm looking for.

    So to start I am originally from Cork but have resided in Dublin and now Kildare for the last 5 years. I have been looking at building for quite some time but unfortunately as I am not from Kildare I am not eligible to get planning permission for a new build.

    Since then I have been looking at the prospect of purchasing land which has an old house/cottage which requires work and building an extension while retaining the old house/cottage and making it a feature leading into the extension. Although this all sounds very straightforward in my own mind I know it is not that easy and have a few questions based on my ideas.

    1. Is it possible for someone who originally resides outside the county (Kildare in this case) to obtain planning permission for an extension to an existing cottage or do the same 'local needs' rules apply the same as a new build?

    2. If I bought land with a cottage I would like to retain the majority of the cottage and make it a feature or the building. The extension however would become the main part of the house so in theory the cottage would be an entrance and the extension would basically be the rest of the house. Is there a restriction on the size of the extension you can build onto a cottage?

    3. Can the extension be two stories up behind the cottage or would it have to be a bungalow/dormer?

    4. How much of the original cottage actually has to be retained?

    5. Would a cottage (possibly up to 50 years old) have the correct size sewage tank, electrical connection and water connection for a modern house?

    I'll think of more questions as I'm going along but these will definitely help me make a start.

    1. You can buy what ever you want. Anyone can apply for With permission from or as the owner.

    5. A property lived in? May have suitable waste facilities and services. That may not mean planning would be granted for An extension without upgrades to those items listed.
