    First time buyer and highly upset at the behaviour of the auctioneers in my area.

    1) reading a lot of reviews from agents who have contacted the purchaser before the property even came into the market.

    2) Advertising it solely directed to awards landlords. I.e ‘ no rental cap as occupiers owned’

    3) advertising below the true market level. Sick of getting excited and then house selling 20-40k more

    You wouldn't be unhappy if you were the seller though.

    Know what you feel it's worth, start bidding, and don't go beyond your limit. Don't believe anything an agent tells you, they just want the place sold.

    If it's worth more to someone else, they'll buy it rather than you, and the seller will be happy the agent enlightened them as to why it's worth more. It goes both ways.
