Bidding on a house but want to extend

    Hi all,
    we are looking at bidding on this house, but would immediately be building an extension on the side and across the length of the back of the house to open up the kitchen, have a utility room etc...

    Any advice on the 'ball park' cost of such a renovation and if it would be possible. If it extends beyond our budget or there are issues re: planning we would look elsewhere. The house next door has a two story extension so there is precedent for planning to be granted previously.

    Could easily be 100k, that’ll leave you with 600k for a 3 bed

    Family recently had something similar done. Think it cost in the region of 100k.

    We're looking at doing something similar eventually and the people I have spoken to are all suggesting easily 100K plus, obviously depending on what you're doing with it (we're looking at 2 additional bathrooms, kitchen and utility).

    That's not a normal price for the area. There is a massive house built in the old garden beside it (and it's horrible and dominates this house).

    Laurel Lodge is a expensive enough area. Roselawn, Delwood & Glenville at the other side of the train station would be more reasonable (decent 4 bed c. €500k).

    Would it not be much more than €100k now that you have to upgrade the whole property to B2?

    How does one actually go about getting a true sense of costs for something like this (or a bigger extension/renovation project), before buying the house & engaging an architect/engineer?
    Would a QS be likely give a rough cost without any planning details?

    A QS needs drawings to work off. And a spec to price to.
    If looking at multiple houses then the costs will add up quickly for the purchaser.

    Best to have an idea of size of extension and budget 2.5k per square meter in Dublin as a ball park.

    If the figures look ok to you then you detail it up when bought and planning etc

    That house is for sale for a long time for a reason. God knows how they got planning for the House in the garden, it is totally out of sync with everything in the area.

    OP, my experience is that extensions will cost more than you think! Aside from build cost level of finish is a big part.

    That’s a 3 bed that has had it attic converted. So the rooms are smaller than they would be had it been a 3 bed.

    Sport not trying to drag this thread off topic, but it is a 4 bed with additional attic conversion. Can’t be advertised as a 5th bed due to building regs I imagine. Looking in the area myself, and unfortunately things seem to be moving quickly
