New House Defects

    Hi Folks,

    We bought a new build house last year and have a number of latent defects. We have tried tirelessly to get the Builder and Developer back to fix the defects but they will not answer emails or calls and are pretty much ignoring us.

    What are our best options to get this resolved?

    Patent defects - obvious - depending on contract you have 12-24 months to report them.

    Latent defects - not obvious - depending on contract you have 6-12 years to report them.

    Check with your solicitor what the time periods stipulated in the contract were.

    If you are coming up on the 12 (or whatever) months, do a final list. Send it to the builder / developer.

    Asking your solicitor to drop a line to the builder's side might hurry things along.
