COVID 19 - Tenant's Situation

    Hope everyone is safe and with a smile.

    A quick questions - What if a tenant who has given a notice, unable to find a house given no or limited viewings, in COVID situation in notice period. LL able to evict?

    It isn’t an eviction if the tenant gave notice to the LL to terminate the lease.

    The tenant doesn't have to go on the expiry of the notice.

    Dave above has a point that it is not an eviction technically. Hence, may have to vacate when notice expires.

    The landlord would have to bring a case for overholding if the tenant didn't go. One report i read recently wouldn't uphold the landlords complaint on the grounds it would be a termination of a tenancy in a manner not permitted by the RTA.

    Are you the tenant or landlord. Why was notice giving if no where to move to. Tenant needs to talk to landlord. They may be fine staying on. Or there may be a tenant lined up to move in. They could even have a signed contract.
