Blocked manhole / trap under extension - what are the options?

    Hi all,

    A couple of years after moving into our house, we discovered that the primary manhole and trap are under the house. All of the waste flows to an AJ in the garden, but then runs back under the house, and down to a shared private line.

    It's been blocked a couple of times, and although we were able to get it drained, we want a more long-term solution.

    We were advised to remove the existing trap, and but a new one outside - this would mean that any blockages could be cleared easily, but removing the current trap would involve digging up part of the kitchen - obviously not ideal.

    Another option may be to block up the pipe flowing to the trap / manhole, and just dig down to the shared private line. A few neighbours have this setup, and it would obviously be preferable to leave the interior of the house untouched. But I'm not sure if I can just block the existing pipe from the outside - does the trap physically need to be removed for hygiene / other reasons even if it will not be used, and do I need permission from anybody? Irish Water and DCC both say it's a private matter

    Also, who would I ask to do this? A builder, or would it need to be a specialist engineer?
