Getting Planning permission with soak away within the 50m requirement

    Hi all,

    I am currently coming up with layout designs for a house and due to the size of the site and its location close to the sea I may have to put the soak away within the 50m separation required by the EPA. Does anyone know of any instances where this has been achieved?

    just to clarify.. its not a "soak away" that is restricted, its a percolation area.

    theres a big difference between the twop from a planning point of view.

    how much of the 50m do you have to eat into? can you assessor not specify a pumped polishing filter to reduce the area taken up by the percolation area.

    A sand polishing filter may reduce your filter size also. In relation to relaxation of the 50m minimum separation distance look for precedent on the eplanning website for you local authority.
