Buying a house to demolish & rebuild

    Hello,

    Wondering if someone could help. I'm thinking of buying a house that needs a lot of work and either demolish it and start from beginning or keep part of structure & extend.

    Reason why I'm thinking of doing this is in the hope that local needs don't apply? If you already have an existing dwelling in the county do you still need local needs. I won't get planning permission in country as I'm from Dublin but I really want to build my own house. Any help/suggestions would be greatly appreciated.

    Best to buy, refurb and extend the existing.

    Thanks for the help. Can I ask why demolition & rebuild might catch me out? Is it cause there isn't a dwelling anymore so it's like starting from scratch?

    Demolition and construction of a new dwelling......that's where I see the problem. Other than having to then comply with all the NZEB requirements for New dwellings, the Planners may consider it a new dwelling too.

    Best bet would be a local Planning Agent experienced in the area to talk to and maybe arrange a Pre-Planning meeting.

    you have to check your local authority development plan.

    most of them have specific policies in regards to demolition and rebuilding
