Cost of House refurbishment

    Hey all, I’ll be buying a house soon and it will need some massive renovations, I’m just wondering based on what I need can anyone give a guesstimate on the cost I’m looking at?

    I would also need an architect probably

    Current house:
      South East location, mid terrace, 40yoa, decent condition.
    Downstairs:
      Kitchen(leak in roof), dining room, sitting room(cut off from rest by wall and doors), Bathroom(in kitchen area)
    Upstairs:
      Three bedroom, 1 bathroom, Attic
    What I want:
    Downstairs:
      Re-tile kitchen area roof, remove skylight.
      Switch Kitchen to front of house and sitting room to back of house
      Extend kitchen area by 4ft
      Push bathroom back to middle of house(thus extending location for new sitting room)
      Complete kitchen refit inc all utinsils, island etc

    Upstairs
      Convert attic to bedroom
      Refit both double bedrooms
      Convert Box room to on-suite and walk in wardrobe
      Refit current bathroom

    Couple of questions - are you planning on doing any of this yourself - e.g. bedrooms.
    Whats the sequencing of works - all together?

    Youre talking significant money in any case e.g. moving kitchen to front of house means alot of drainage, plumbing and electrical refitting - same goes for moving bathroom to box room.

    Attic is generally 20k-40k depending on scope e.g. en suite etc. - it can be significantly more depending on the make of up the roof structure.
    Re the skylight removal - consider how dark parts of the house will be with this removed.

    Understood, the box room might become just a walk in wardrobe

    I was looking to have a window installed near the top of the room looking towards the sun. The skylight area is currently leaking and has been for a few years, so will definitley need to be redone in some way.

    Your back garden at exactly 25 square meters as it stands is probably already the minimum allowed, you probably won't be able to extend further into the garden.

    Sorry, should have mentioned the numbers arnt accurate(it was just what Visio gave when i created the disgram)

    Theres allowances for us to extend , the kitchen(where it is) is further back than neighbours both side of us.

    Previous owners opted for a seating area/green room, so we'd only be building out to that.

    I think the answer is 'quite a lot', a significant fraction of what you paid for the house. A friend bought a house recently, and from looking at her figure, when you do some decorating, some insulation, new heating, new wiring and a kitchen, you don't have much left from 50 grand. A price has been mentioned for an attic conversion. a 20 sq m extension is going to cost somewhere between 1000 and 3000 per square meter depending on what your idea of an extension is, and things like access.

    Converting box rooms into bathrooms and walk-in wardrobes is a good thing to do if it's what you really want, but it's not good for the value of the house. This may or may not be an issue for you.

    Your design would really benefit from an experienced professional. Getting exact measurements is really important, even at this early stage.
