    Cost of initial inspection €495:00.

    second inspection at a reduced rate of €395:00.

    It's a big price jump alright, gotta love Irish professional/construction services ;)

    It's still a lot cheaper than missing something and trying to rectify it post acceptance.


    There are none of the professional services around buying property that are cheap and much of that can be attributed to insurance costs and cpd requirements.

    It's the biggest investment you've ever made in your life so far, €500 isn't a whole lot to make sure it's perfect. Trying to get stuff sorted after the face can be a nightmare. The process, if done right, takes most of a day to do and Steve will go through the entire list from top to bottom with you - meaning you know what to look for when you go through it again yourself after it's been fixed.

    You'll be surprised at what they will find, there were 38 snags in my en-suite alone...
