    I've noticed in the last few weeks a wet spot in the grout of the tiles to the side of my loo. Sometimes it's completely dry, sometimes there 10 inches of grout wet, sometimes 2-3. It's about 18 inches from the wall where the cistern intake pipe comes in. I'm guessing there's a subterranian hole in that pipe. Am I looking at a major excavation to fix, do ye think?

    Any idea what pipes are below? Could it be from toilet when you flush?

    It is more than likely that the seal on the pan connector has failed. It is a fairly easy (if slightly icky) job to DIY and should cost less than €20.

    Yes - it's a concrete ground floor.

    The waste pipe from the toilet is over ground and goes out through the wall.

    I don't think it could be the pan connector as the area under the pan connector is dry - moisture is off to the left a bit.
