Granny Flat Extension

    Hi there
    I've a 4 bed semi (25 year old) in Cork City. It's currently rented to four singles.
    The garden to the rear is sizeable.
    I'd like to build an extension with a granny flat to the rear + maybe one or two extra bedrooms in the house + one or two more en suites.

    I haven't done anything like this before.
    I reckon I'll need planning but is there anything else I should be looking out for.

    What type of cost per sq m. should I be using when calculating total cost?

    That's not a granny flat. To get permission for a granny flat, you'll need to prove you're living in the house, you have an infirmed relative who needs to live with you, and then conditions of planning would likely be that you need to apply for continuation of use as a granny flat after a number of years, and that the extension becomes part of the main dwelling after the family member no longer needs it and it's not rented or sub-leased out.

    So your intentions for its use are not a granny flat, and an application on the basis of such would result in unauthorised development if you built it having lied on the application/design.

    I used the term granny flat to describe what I want to build. I have no problem explaining to anyone that I want to let the property 100% - so no change there. Grannys are more than welcome to rent here if they like

    That's fair enough. However it's probably unlikely that you'll get planning for what you propose, as the council will probably have concerns about people and traffic movement increasing. For example if it's a semi-d with 4 people already living in it, adding space for two more people runs the risk of two more cars parking in the estate and other disturbances for the neighbours.

    I think your best bet is to engage a planning consultant, whether they be architect, surveyor or engineer. Someone who can analyse your particular site and its locale and tell you the best way to proceed. You'd likely need to engage someone like that for the application/design/construction anyway.
