Local property tax on new purchase

    Bought a house in late october/early november of last year 2019, its our primary residence. Can anyone tell me what I need to do in order to set up payment of property tax?

    For instance, do we need to submit a valuation on our house? How is the value verified? Also are we liable for any of the tax last year (2019)? I know the tax is due in November every year but is it paid in November for that same year or for following year?

    Want to make sure everything is above board, but also don't want to get caught to pay for last year either seeing as we only moved in last November. Am I right in assuming we are only liable for this year? And if so what is deadline to sign up and pay?

    Alot of questions I know, would appreciate the info

    Solicitor would have apportioned 2019 lpt and taken it from your funds.

    The value that was previously used is sufficient unless you feel it is substantially different. Look at lpt website for guidance on registration

    So we are only due to pay LPT for this year? and when is deadline for this?

    It depends on when the transfer went through. Your solicitor would have been filing the stamp duty return as you are the purchaser. If this was done after 1st November 2019 then you are not liable for 2020 (The liability date for 2020 was 1st November 2019).

    Did you receive a letter from Revenue with a Property ID and PIN number? You can check to see if there is a property registered in your name here: https://lpt.revenue.ie/lpt-web/views/login.html?execution=e1s1

    Enter your PPS Number and select 'click here' under the three boxes and if the property is registered in your name the Property ID and PIN will be posted to the address Revenue have on file for you. It might be worth your while calling their helpline on 01 738 3626 to see if the property is in your name, and also make sure that your postal address is correct, because if you have moved into the house you purchased in October/November then it is very likely they may have sent a letter with the Property ID and PIN to your old address.

    And as I said above, if the stamping wasn't filed until after 1st November 2019 then you won't become liable until 2021.

    I've a feeling sale went through before 1st November. Surely we are not liable for the entire year of 2019 for only having the property 2 months?

    The 1 November liability date pertains to who owned the property on that date for determining who should pay the following year. However solicitors proportion 2019 between the 2 parties. And the purchaser will pay for the portion they owned in 2019 and will then pay 2020. Most will pay by direct debit across 2020.
