My plumber advised a leak sealer but I'm concerned...

    I recently bought a house (was built in the 80s) and found 6 minor leaks in radiator valves and pipe joints. My plumber suggested using a leak sealer (Tec7 Plumb) to solve all the issues at once. I insisted to fix them in a more traditional way, so he retightened all nuts and joints but all of them are still leaking... it's just leaking less than before, like 1 drop for a few hours.

    Now I'm thinking that the use of a leak sealer might be not a bad idea. But I'm not sure and I'm really concerned it may damage my boiler or something else. I had no experience with leak sealers before.

    I have Baxi Megaflo 24 system boiler, vented hot water cylinder, a cold water tank in the attic, a pressure pump for a shower and that's it.

    Can you advise me what is my best way of action? Is "Tec7 Plumb" would be a good idea to use in my house?

    If the leak is visible then yea, fix it. That’s assuming it’s possible and not extremely awkward. Tec 7 leak sealer is by far the best sealer on the market.

    I was thinking of using Fernox F4 express based on reviews to try fix a slow leak (approx. 1 bar over 2 months). I saw your recommendation of Tec 7 but from looking at their site video they say you should drain the system down - is that really necessary? (We had powerflush and new boiler installed a couple of years ago). The handy thing with the Fernox express is just being able to add the Fernox F4 to the system without draining down.

    Also, with Tec 7, do you round up in full bottles if one bottle will not be enough? Fernox state to do that with their leak sealer but I can't find anything from Tec7 on their Plumb7 product around this.

    Is there a good reason for not wanting to drain the system ? ,It's not that difficult ...

    Drain the system as best you can, then use tech 7. I’d prob use 2 bottles of your house is anything larger than the standard 6-10 radiator system.
    Tech 7 only. But I’d consider oxypic only if the shop was all out of tech 7. Oxypic is awful muck though.

    You prob don’t even need to drain it but ideally, do.
