Looking for general advice on bathroom gutting and replacement of boiler

    Hi all,
    We are buying a house and I could definitely use some guidance.

    Myself and my wife have a budget of about 15k to make some changes and we have decided to target the following...

    1) Bathroom renovation
    - The bathroom is awful and badly needs to be gutted. There is an electric shower and we would love a nice strong shower like in a hotel. Will gut the whole room and put in new tiles, lights, toilet, shower, sink etc.

    2) Boiler replacement and relocation
    - The gas boiler is old and inefficient (<70% efficiency) and it is in a very awkward location. We are looking to replace it with a combi-boiler (only 2 adults and a 2 year old so no major demand on water) and move it downstairs immediately below where it currently is.

    (Because you can't have that nice shower without the better boiler, we are going to do steps 1 and 2 together.)

    Are there any general tips (do's and don'ts) that people could give me. For example, we'd liek to get in new windows sometime this year so it's probably best to get that bathroom window replaced at the same time as the rest of the rennovation?

    Is the combiboiler the best option (I have no experience in this area). What are the best features to look out for on the boiler etc.
