technical question - planning permission domestic garage

    I recently moved into a new house, it has planning permission for a simple non-serviced domestic double garage @46M2 with about 6 months left to run from expiration. I want to get on with the build now as soon as the weather improves but there's a problem...I think. The guy who did the submission originally had intended to use prefab panels (SIPS?) to build it. The materials used to build up the wall structure are not stated explicitly in the paperwork but in the line drawings it's referred to on a couple of the elevations.

    My issue is that I don't want to build these 4 walls using panels - I looked into it and even if I could afford them the site access is nigh on impossible for delivery/crane etc - I have to go either traditional block route. Every other aspect I'm happy with including external finishes.

    Is this a big problem? Will I have to go thru the hassles & expense and reapply for PP from scratch or should I just get on with the build...and if it ever turns up as a question make an application for retention? I had thought about submitting a Section 5 query but I don't think it's meant to address a question like this. I also fairly sure I don't have grounds to ask for a pre-planning meeting (obviously). not sure what to do here..

    Don't worry

    Planning has nothing got to do with how you build.

    As long as it looks like what you have permission for, and is in the right location, youre fine from a planning point of view

    6 months left now.
    You want to start when the weather improves, when will this be?

    The garage has to be substantially complete before the 6 months is up.
    Will you need a commencement notice too?

    ah I should be alright, on the labour side I have a stonemason & carpenter in the family who can help me get it done and have someone lined up for the slab work...it's a very simple non-serviced 4 walls & monopitch roof 1 window 2 doors. it should fly up.

    commencement? yep, from what I can see per rules I do have to submit notice as if it were a house...despite being as simple a building as it is.

    what I'm more concerned about was - could it turn into an issue if I built the wall structures in block as opposed to the SIPS indicated on the planning drawings? practically it shouldn't matter a damn as it's just the wall structure (I'm maybe over thinking of the vexatious nature of paperwork sometimes )

    No planning issue as far as I'm concerned.
    Do yourself a favour and build it with a double leaf wall -
    You will guarantee yourself a dry structure.
