Garage Conversion

    Hoping for some advice with regards a garage conversion on a house we purchased.

    The house is a 1970's Semi-D, with garage to the side, and no side access. We bought the house with a current conversion in place, and our solicitor at the time assured is it was exempt from planning.

    The current conversion has windows where the garage door was, so is only accessibly from the hall. It consists of a small room and adjacent bathroom, taking up maybe 2/3's of the garage space. (The remaining 1/3 of the garage remains as it was, and is accessed from the back garden).

    Our issue with this is that we cannot get from the back garden to the front garden without coming through the house.

    Our preference would be to put a door and window in where the garage door was, and also knock through the bathroom that was put in, so we can get from the back garden to the front again.

    Ideally, we would then some of the space as either an office or play room down the line as well.

    Any ideas if this would also be planning exempt? I'm guessing not, as it changes the look to the front of the house? If not, any ideas how likely I would be to be granted planning for this, and how I go about applying?

    There's no hard rule about such changes to a house. Could submit a Section 5 exempt development application to the Council to get an official answer.im of the opinion that in general such alterations are exempt per section 4,1,h of the planning act. In any event if not exempt, then planning would be straightforward.

    This a million for the feedback, this is very useful. I've been looking at the planning exempt guidelines, and this has raised another question for me:
    "Garages or sheds to the side of the house must match the finish of the house and may not be lived in, used for commercial purposes or for keeping pigs, poultry, pigeons, ponies or horses.

    Does this mean used as a bedroom? What if we wanted to convert the garage to half utility room / half office? Would that require planning? I'm going to talk to the local council, just to confirm, but if anyone had any input, that'd be much appreciated.
