    Hello all,

Im planning a 20 sq meter kitchen extension. Im not sure if planning permission is needed to build onto the side and rear of the house. Sorry for the crude paint shop but it gives an idea of what im thinking of.

Yes, planning would be required as it's partially a side extension.

Another quick one guys. What about a room built along the side be it made from steel, brick or timber but would have a door way access to the main house? So only a door way would connect it to the house.

Failing that is planning needed to add a door to the side of the house?

Just to give an idea of what im trying to achieve. We have no problem extending the kitchen to the rear but the Boss is adamant she wants a utility room. I cant see room for a utility room in the extension to the rear.

A door on its own at ground floor can be exempted depending on its distance to the boundary it faces. It needs to be 1m minimum.

Extension to side, even minutely partial, planning needed. To rear, exemption possible.

Ok that makes sense. Any idea the cost of fitting a door to the side of the house. Bog standard door.

Regarding modular extensions, is it normal practice for the company to do the ground works, foundations or concrete slab etc..

    Cost of cutting the opening.
    Inserting lintel.
Make good the ope including sorting out the insulation.
    Finishes inside.
    Bog standard pvc door.

    Maybe 4K?

Thanks you. At that price I might be better off adding the door with the new extension.

As always, get 3 quotes. My figures may be well off based on your location, trade rates etc
