Renovate a 1 bed apartment

    Hi we have an old building that used to be a shop in a small rural town,
    It has been empty for some time, we have no chance of getting it rented as a commercial property as shops in rural towns are not being rented at all.
    Upstairs had an out of date flat which if renovated would rent easily.
    We hope to start this project soon, then if we can afford it we would renovate the bottom area which was a shop area until last year.
    The up stairs would be just 1 bedroom and bathroom with an open plan kitchen/ living area .
    I am looking for opinions on what is important in a 1 bed apartment,
    Heating storage heating ? Or is their any other thing we should consider
    Storage what is needed
    The bathroom is small so electric shower area with sink should we have cabinet vanity unit with sink?
    Any good websites to help design and fit out a project like this.
    We have a budget of 25k it needs 3 new windows all small ,fully fitted out bathroom a new kitchen, flooring and new ceilings 4 doors painting.
    This is a small unit living/ kitchen 18x20
    Bathroom hallway 18x 10 bedroom 18x12.
    There is a fire escape already from the bedroom but looking for ideas for things that are important in an apartment living.

    IKEA is probably the best place to source a wardrobe and bathroom unit to suit a small space and doesn't cost alot
    They also supply large mirrors which fitted horizontal give the illusion of more space,
    There the king of small sofas and folding kitchen tables too.

    IKEA will be your cheapest bet for the kitchen too. Stick to simple cabinetry and avoid the expensive pull out fittings etc. If you're not up to fitting it yourself, find a local handyman rather than paying IKEA's installers.

    +1 for ikea...
    Take a trip to the store in Dublin.
    They have fitted out example of a small apartment with the square meterage quoted - think it was like 40sqm or something. Its not far into the store on the top floor very close to where you walk in. (at least it was there about a yr ago)

    Speaking roughly, with no major structural work, budget sounds like it would cover what you want.
    Keep things simple (cheap). e.g. use laminate flooring in the kitchen area of the open plan, don't go for mix of laminate in the living area transitioning to tiles. Tiling will be more expensive and prone to maintenance issues down the line. Use lino if you don't fancy having laminate in the kitchen.
    Make it functional and clean and neutral. Don't try to impose your taste on it cos its not you who will be living there.
