    Sixty year old house. Tiled roof. The old material under has disintegrated.

    Is there any way to apply something to the underside of the tiles to prevent moisture ingress?

    If the house is 6 years old it should still be under warranty from the builders.

    You could use a spray on foam to seal it but i wouldnt recommend.
    Every element of a house has a life span, the roof should last you 40 years without major repairs. I would bite the bullet and strip the tiles re-baten and re-felt the roof with a breathable membrane, you may have asbestos tiles on a house that age so that would be an additional cost to consider.

    If you did use the spray on foam you would be essentially covering over a disintegrating bitumen felt which may fail eventually and it would be a nightmare to remove if any of the roof members failed, leading to more expense.

    Do not! spray foam at all. This can bring in problems with rottening the roof timbers as they cant breathe.

    if the roof is that old then to repair this tiles have to come off and new felt would have to be put in.

    Generally speaking nowadays banks wont mortgage houses with roofs that have not had work done over 40 years. So would need some structural cert for the roof.

    Roofing question. Ive a roof that needs capping. Has anyone used Bostik Flashband? Would need to adhere to the timber and a few inches of concrete on the sides.

    Am I ok with Flashband and primer?
