Construction cost

    Hi guys.

    Looking for some feedback on this.

    Before I go on.

    Particulars. 25 year old cottage. 800 sq ft

    Having it renovated and building on an extension of 1300 sq ft. Single storey construction.
    Has water, steerage, electricity.

    Had it priced up and it came in at 353 inc vat to renovate the cottage to a simple spec and then a single storey
    extension.

    Is that the norm. Was expecting something lower

    That's a good price but get three quotes to be sure.

    Taking into account build costs are c. 150 sq ft.......

    Have you allowed for a new waste water treatment unit in that figure also? More than likely you’ll need a new system if the original is for an old cottage.

    Checked that out and we've been told the current system will actually be fine.
    So no it does not include. I think the price is strong but what do I know.

    Say's its worth €150k now, shall it be worth €150+350 when u are finished?

    Well no thats the thing really, its not, its worth say €350k in the current market once completed, its going to be our family home so in terms of cost / value i know it won't make the €500,000.


    However, i still can't get my head around the cost per sq ft, a good market is €150.00 per sq ft after talking to builders, property valuers, engineers and architects yet when we got it priced it came in at that

    Taking off what it will take to make good the cottage, the extension is working out at €230.00 sq ft. That to me is just nuts.

    Was quoted €296 per sq foot recently. I'd happily take the number of the builder that quoted you 230!

    Where you based? Prices vary. What does a simple spec mean? Not enough detail. If the house when renovated comes to A1/2 standard? Lots of variables
